Start by calculating the exact gap and checking the report for factual errors. Then compare a price renegotiation, reconsideration, another lender-permitted appraisal, a project blanket appraisal, more cash, equity from another property, alternative lending, a second mortgage, MIC financing or a private bridge. Each option solves a different problem and carries a different cost.

Fewer comparable sales and non-standard features make value and marketability harder to support.
