Short answer
Make the entire property accessible, safe and easy to understand. Gather a factual package with permits, floor plans, completed improvements, invoices, leases and a concise feature list. Cleanliness helps the appraiser observe condition, but staging and decoration do not create value by themselves.
The client concern behind the question
The appraiser cannot access a basement room, garage or secondary unit, and major improvements are mentioned only after the report. Missing or contradictory information can delay the file or lead to limiting assumptions.
A practical Ontario example
Illustration only: Before a refinance appraisal, the owner clears access to every room, tests lights, secures pets and prepares permits for a legal basement unit, renovation invoices and a dated upgrade list. The owner answers questions factually without demanding a value or selecting the appraiser’s comparables.
Questions Rajiv would ask first
- Can the appraiser access all rooms, outbuildings and mechanical areas?
- Are additions and units supported by permits or municipal records?
- Which improvements are complete as of the effective date?
- Are rents and leases current and available when relevant?
- Does the lender permit the owner or Realtor to provide an information package?
Practical routes to compare
- Prepare one factual package before the appointment.
- Finish minor incomplete work where practical, but never conceal a defect.
- Tell the broker early about access, occupancy, tenant or permit complications.
Realtor, appraiser and mortgage broker roles
The Realtor provides market context, comparable-sale evidence and offer or listing advice. The appraiser develops an independent opinion for the stated client, purpose, effective date and scope. A CMA, appraisal, purchase price and municipal assessment can all show different numbers because they do different jobs.
How value changes mortgage mathematics
The accepted lending value affects loan-to-value, down payment, available equity and sometimes pricing or insurance. Strong income does not replace inadequate property security. An A lender is usually considered first when borrower and property fit. Alternative lenders may take a broader view at higher cost. MIC and private mortgages can sometimes bridge a shortfall, including interest-only or flexible terms, but the total cost and written exit must be workable.
Verified public guidance
AIC standards require enough property information for a credible report. CMHC recommends timely access and accurate property details; an appraiser assesses characteristics, comparable sales and current conditions.

Pressure-test the answer
The plan may fail if the report cannot be transferred, the lender refuses another appraisal, new comparable sales do not support the requested value, property information is unverified, the appeal misses the deadline, or short-term financing has no realistic exit. Correct facts, preserve independence and run a fallback while any reconsideration is pending.
