What is the difference between a mortgage appraisal and a Realtor CMA?

Short answer

A Realtor’s comparative market analysis helps a buyer or seller understand positioning and likely market range. A mortgage appraisal is an independent valuation completed for a stated purpose, client and intended user, usually under the commissioning lender’s requirements. A strong CMA can provide useful evidence, but it does not bind the lender or replace an appraisal the lender requires.

The client concern behind the question

The Realtor supports the purchase price with several sales, so the buyer assumes financing value is settled. The lender’s appraiser uses a different effective date, tighter property match or different adjustments and supports less.

A practical Ontario example

The appraiser focuses on closed sales and adjusts for differences under the lender assignment. Both professionals can act reasonably and still reach different ranges because their purpose and evidence are not identical.

Realtor, appraiser and mortgage broker roles

The Realtor provides market context, comparable-sale evidence and offer or listing advice. The appraiser develops an independent opinion for the stated client, purpose, effective date and scope.
