Short answer
A lender may allow a reconsideration of value, but an appeal needs evidence. Identify factual errors, missing property features or stronger comparable sales that meet the relevant date, location and property criteria. The purchase price, owner’s target or a higher Realtor estimate alone is not proof.
The client concern behind the question
The client believes the appraisal is wrong because the needed mortgage no longer works. An emotional complaint wastes a tight condition period and can make communication harder without giving the reviewer usable evidence.
A practical Ontario example
Illustration only: The report uses three comparables but records the subject as having one garage space instead of two and misses a permitted finished area. The Realtor provides closed comparable sales with dates and adjustment notes. Rajiv submits the package through the lender’s required channel and simultaneously prepares a fallback because reconsideration is not guaranteed.
Questions Rajiv would ask first
- Is the error factual, analytical or only a disagreement with the conclusion?
- Were suggested comparables closed before the effective date?
- Are they closer and more similar than those used?
- What is the lender’s reconsideration process and deadline?
- What financing or legal fallback runs while the review is pending?
Practical routes to compare
- Submit a short evidence-based reconsideration through the lender or appraisal platform.
- Ask whether another appraisal is permitted; never order one independently and assume acceptance.
- Calculate the cash and alternative-lending plan before the appeal result arrives.
Realtor, appraiser and mortgage broker roles
The Realtor provides market context, comparable-sale evidence and offer or listing advice. The appraiser develops an independent opinion for the stated client, purpose, effective date and scope. How value changes mortgage mathematics
The accepted lending value affects loan-to-value, down payment, available equity and sometimes pricing or insurance. Strong income does not replace inadequate property security. An A lender is usually considered first when borrower and property fit. Alternative lenders may take a broader view at higher cost. MIC and private mortgages can sometimes bridge a shortfall, including interest-only or flexible terms, but the total cost and written exit must be workable.
Verified public guidance
The appraiser’s opinion must remain independent. AIC standards require credible research, verification and analysis. Corrections and additional evidence can be reviewed, but no party should pressure an appraiser toward a predetermined value.

Pressure-test the answer
The plan may fail if the report cannot be transferred, the lender refuses another appraisal, new comparable sales do not support the requested value, property information is unverified, the appeal misses the deadline, or short-term financing has no realistic exit. Correct facts, preserve independence and run a fallback while any reconsideration is pending.
