What mortgage options can solve a low appraisal?

Short answer

Start by calculating the exact gap and checking the report for factual errors. Then compare a price renegotiation, reconsideration, another lender-permitted appraisal, a project blanket appraisal, more cash, equity from another property, alternative lending, a second mortgage, MIC financing or a private bridge. Each option solves a different problem and carries a different cost.

The client wants another appraisal immediately, hoping for the required number. Time is limited and repeating the same approach may produce the same result while the contractual deadline approaches.

A practical Ontario example

Illustration only: A builder condo closes at $850,000 but supports $740,000 under the first appraisal. The builder identifies a lender with a project valuation program, subject to borrower qualification. MIC and private mortgages can sometimes bridge a shortfall, including interest-only or flexible terms, but the total cost and written exit must be workable.
