A lender may allow a reconsideration of value, but an appeal needs evidence. Identify factual errors, missing property features or stronger comparable sales that meet the relevant date, location and property criteria. The purchase price, owner’s target or a higher Realtor estimate alone is not proof.

Values can differ because of the effective date, assignment purpose, inspection scope, available sales, comparable selection, adjustments, condition information and market movement. A difference does not automatically prove that one report is careless.

For many mortgage assignments, the lender or appraisal-management channel commissions the work and is the identified client or intended user. A mortgage appraisal is an independent valuation completed for a stated purpose, client and intended user, usually under the commissioning lender’s requirements.
