Short answer
Pause when you are rushed to sign, receive blank sections, hear that terms cannot be changed, cannot get a copy, are promised verbal exceptions, are discouraged from legal or financing advice, or are not told how commission, termination, holdover and conflicts work. Good representation can withstand informed questions.
The buyer problem behind the question
The buyer worries that asking questions will lose the property or offend the Realtor. That pressure can turn a preventable misunderstanding into a commission dispute, unsuitable offer or closing problem.
A practical Ontario example
Illustration only: A buyer is told to sign immediately because the offer must be submitted tonight. The agreement contains a long term, broad Ontario scope and unclear termination wording. The buyer asks for a completed copy, narrows the agreement to the property for the offer, obtains the fee calculation and confirms who represents the seller before proceeding.
Questions to ask before signing or acting
- Is every blank completed and every attachment present?
- Did I receive a copy before being asked to act?
- Which promises are written into the agreement?
- Can I explain the commission and cancellation terms in my own words?
- Have financing, appraisal, inspection, legal and title risks been sent to the right professionals?
Practical ways to protect the decision
- Slow down and request a clean completed agreement.
- Limit scope or term until trust is earned.
- Use a different Realtor if clear questions produce pressure rather than answers.
- Seek legal advice before signing or disputing a binding agreement.
What your Realtor can do, and where another professional steps in
A Realtor can explain services, representation, market evidence, offer strategy and the brokerage agreement. A real-estate lawyer interprets contractual liability, cancellation, holdover and disputed payment wording. An inspector assesses condition within the inspection scope. An appraiser supports value for the commissioning lender or client. An accountant addresses tax. Rajiv reviews mortgage qualification, closing cash, appraisal risk and the effect of new obligations. One professional should not guess at another professional’s work.
Mortgage consequences buyers often discover too late
A brokerage-fee shortfall, larger deposit, lower appraisal, new debt, changed closing date or unconditional offer can alter the financing plan. An A lender remains the first route when income, credit, ratios, property and value fit. Alternative lenders may accept a broader income or property approach at greater cost. A MIC is an institutional mortgage lender that may provide a short flexible bridge, and a private lender may also solve a timing problem. Short-term financing should not be used to make an unsuitable purchase look affordable; it needs a realistic refinance, sale or other repayment exit.
Verified public guidance
RECO requires representation agreements and related disclosures to be clear, comprehensible and prominent. Required terms include expiry, remuneration, services and termination. Clients should receive and understand the RECO Information Guide before agreeing to representation.

Pressure-test the advice
Ask what could make the recommendation wrong. The answer may change if the signed scope is broader than remembered, the seller contributes less commission, another brokerage agreement overlaps, multiple representation arises, the property has an undisclosed issue, the appraisal is low or the mortgage remains conditional. Separate confirmed facts from assumptions and obtain written clarification before waiving a right or incurring a cost.
