Short answer
Owner-occupied, second-home and rental mortgages carry different underwriting, insurance and pricing assumptions. State the genuine intended use. If plans change before closing, tell the broker and insurer so the file can be reassessed.
The client problem
A buyer is advised to call an investment property owner-occupied to obtain a smaller down payment. The appraisal, lease, address history or insurance later contradicts the application.
A practical Ontario example
The buyer plans to rent every unit and live elsewhere. The correct solution is an investment-property program using applicable rental-income and down-payment rules, not an owner-occupied declaration.
Legitimate routes may still exist
A truthful file may be assessed through standard A lending, alternative/B lending, or an MIC/private solution depending on income, credit, equity, property and timing. No lender route makes false information acceptable.
Policy boundary: FSRA regulates mortgage-brokering conduct in Ontario; lenders still set their own underwriting policies. Fraud-prevention duties do not authorize altering or hiding application facts.
Questions to ask now
- Who will live there at closing?
- Will any unit be rented?
- What does the insurance application say?
- Has the lender approved the same use?
Rajiv’s practical view
There may be A, B, MIC or private routes for a genuine rental purchase. Misstating occupancy risks the whole transaction.
